Party Wall: Modern Extension & Basement

Project Outline

The scheme comprises significant redevelopment of a period property. The house in its current format was divided into flats and needed to be reconstructed back into family house. A sub-basement was to be created which presented significant structural engineering challenges. The adjoining neighbours were very nervous of the proposed basement development work which they felt could potentially damage their own properties.

Services Provided

  • Scott Surveying was commissioned at the early stages to join a specialist team that included an architect and a structural engineer.
  • We worked closely with the team to address issues arising under the Act in relation to the proposed basement development. Advice was given on stringent Party Wall criteria that needed to be considered and incorporated into the basement design.
  • With our input the structural engineer developed method statements for the installation of temporary support works, excavation/construction sequences for the basement and ensured subsequent permanent works were appropriate.
  • On behalf of the client we served Notices and associated documents under the Act on adjoining owners. Subsequent to this Christopher Scott of Scott Surveying was statutorily appointed as the building owner’s surveyor.
  • Liaised with the adjoining owner’s surveyor and his consulting engineer on general party wall matters.
